Normal office hours operate from 9am to 5pm, Monday to Friday however, should you need to speak to a member of the team outside of these ours in relation to an emergency, we operate an Out of Hours service. Residential Block Management is the management of the communal areas within a Residential Property. The management ensures the property is well maintained, safe, and compliant, whilst also delivering a high level of customer service and value for money to leaseholders.

Facilities Management can be split into ‘hard’ and ‘soft’ services. ‘Hard’ services are ones that relate to the fabric of the building and ensure the health safety and welfare of employees and tenants within the building. Examples of hard services include lighting, plumbing, heating, and fire safety systems. ‘Soft’ services make a building a better place to live in, examples include cleaning, security, car parking, post management, and landscaping.

Ground Rent is a chargeable amount of which the majority of leaseholders pay to the Freeholder as per the conditions of the lease. If the Ground Rent is not paid when due, it can result in lease forfeiture. Service Charges are levied to recover costs incurred in providing services to a building, the terms of which are provided under the conditions of the lease.
Service Charges will be set and invoiced in accordance with the lease terms. A Service Charge budget is set before the start of each year financial year, as dictated within the lease and invoice as per its conditions. It is apportioned based on either the floor area of each apartment, by equal division or relative rental values. The method of apportionment used is dictated by the lease and, therefore, changes for each property.
The service charge budget is calculated annually from the previous years’ actual costs, in addition to forecasting additional required services and/or any major works required.

A sinking fund is a provision made within each annual budget to set aside an amount for future repairs or replacements. The accumulation of a sinking fund is considered by ARMA (Association of Residential Managing Agents) and RICS (Royal Institution of Chartered Surveyors) to be ‘good estate management practice’.
When leaseholders do not pay their Service Charge on time, the building may suffer as funds may not be available to pay contractors. Consequently, this may affect the value of your investment. If the lease allows the expenditure to be funded by the Service Charges, communal utilities will be included within the Service Charge budget and individual utilities for student properties. Please get in touch if you wish to clarify whether or this is the case within your Residential Property.
Unless otherwise specified within the lease, Service Charges will evolve in conjunction with the requirements of development. Service Charges will be set based on the previous year’s (if any) and the anticipated upcoming financial year’s expenditure. For this reason, the Service Charges cannot be set as fixed fee and will be variable year on year.
In the event that major works or emergency works are required and the sinking fund does not have sufficient funds, then there is a statutory mechanism under Section 20 of the Landlord and Tenant Act 1985, (as amended by the Commonhold and Leasehold Reform Act (CLRA) 2002), which allows a landlord to serve a series of notices on the investors (tenants) relating to the works and the costs of those works.
